Building administrator duties under Law 196/2018
What a building administrator or management company must do: records, collections, maintenance and reporting to the committee and general assembly.
Under Law 196/2018, the administrator (individual or company) is mandated to run the association’s day-to-day activity. They do not replace the general assembly and do not decide major expenses alone: they execute resolutions and report.
Typical duties include preparing and posting the payment list, collecting contributions, paying suppliers, tracking the working-capital and repair funds, organising maintenance, keeping the archive and supporting the executive committee before assemblies.
The management contract should cover the mandate scope, term, fees, KPIs and reporting method. The president and committee review monthly statements; the assembly approves the budget and discharges management.
